Swindon Roofing Company are local roofers covering Swindon and the Wiltshire towns around it. We re-roof houses, replace commercial flat roofs, fit EPDM and GRP on extensions and garages, rebuild chimney stacks, renew fascias, soffits and guttering, and repair the leaks that start all of it. Everything is surveyed free and priced in writing before anyone climbs a ladder.

Swindon does not have one kind of roof, it has about five. The Railway Village is a Grade II listed model estate in Bath stone under Welsh slate. Old Town runs to Victorian and Edwardian clay plain tile. The great post-war expansion covered Park North, Walcot and Penhill in concrete interlocking tile, and the estates that followed are different again. Half a mile can change the material, the pitch and what you are permitted to do with it.

The biggest jobs we take on are commercial. Swindon carries a lot of light industrial and distribution floorspace, and a failing flat roof on a unit costs a business far more in disruption than it does in materials. We survey those properly, price overlay against strip-and-replace honestly, and work around trading hours where we can.

Domestic roofing work across Swindon

Most of what we do on houses falls into eleven jobs. Every one of them gets the same free survey and the same fixed written price, whether it is one tile or the whole roof.

New roofs and full re-roofing

A re-roof strips the covering back to the rafters, replaces the underlay and battens and re-covers the roof. It is the only fix once the felt has perished, because patching tiles above a failed underlay simply moves the leak. Modern breathable membrane also solves most of the loft condensation that older felt caused.

Roof repairs on tiled and slate roofs

Slipped and cracked tiles, failed ridge bedding, split valleys and blown flashings are the everyday jobs. On older Swindon roofs the usual culprit is nail fatigue — the fixings rust through and tiles start to creep, a few each winter, rather than the roof failing all at once.

Emergency roof repairs and storm damage

Wind lifts the verge and ridge first, then works along the courses. We make the roof safe, sheet it if the weather is still coming, and photograph everything before we touch it so the record exists for a claim.

Roof leak repair and leak tracing

Water rarely enters where it appears. It runs along battens and rafters before it drops, so the stain on a bedroom ceiling is often a couple of metres from the hole. Tracing it properly is the difference between one repair and three.

Slate and plain tile roofing

Welsh and Spanish slate, clay plain tile and the older handmade stock found on Swindon's Railway Village and the villages around the town. Slate usually fails through nail sickness rather than the slate itself, which is why a strip and re-lay salvaging sound slates is often the sensible option.

Concrete tile roofs

Park North, Walcot, Penhill and the estates built alongside them are covered in Redland and Marley interlocking tile. These roofs tend to fail from the underlay upwards rather than the tile downwards, so the loft tells you more about them than the pavement does — which is where we look first.

Conservatory roof replacement

Swapping a polycarbonate or glass conservatory roof for an insulated solid or tiled one turns a room that is too hot in July and unusable in January into somewhere you can actually sit. It is notifiable work, so it goes through Building Control rather than being dropped on and forgotten.

Velux windows and roof lights

Roof windows are fitted with a flashing kit matched to the tile profile — a flat slate kit on a profiled concrete tile is the single most common cause of a leaking Velux. Existing units can usually be re-flashed rather than replaced.

Garage and extension roofs

Flat roofs on garages and single-storey extensions are where most household leaks start. Old three-layer felt is at the end of its life across much of the town, and an EPDM or GRP replacement is normally a one or two-day job.

Roof moss removal and cleaning

A mossy roof is heavier, slower to dry and hard on the gutters below it. We take it off by hand and soft scrape. What we will not do is put a pressure washer on a concrete tile — it blasts the granular face off and trades years of service life for one clean afternoon.

Storm damage and insurance work

First job is to stop the water. After that you need evidence, and insurers are specific about what they will accept — dated photographs, a written description of the failure and a priced schedule of repair. Making safe and putting right are quoted as two separate things so neither is buried in the other.

Commercial roofing in Swindon

A commercial flat roof is a different job to a domestic one — bigger spans, harder access, and a building that usually has to keep working while we are on it. It is also where the value is: a warehouse roof is worth many times a domestic re-roof.

Commercial flat roof replacement

Full strip and re-cover on units, shops, offices and community buildings. These carry the highest value of anything we quote, and the real cost to the client is rarely the materials — it is the time the building cannot be used.

Warehouse and industrial unit roofs

Swindon carries a lot of light industrial and distribution floorspace across Groundwell, Cheney Manor, Blagrove and South Marston. Large-span roofs need a different survey to a house — drainage falls, upstand heights and access all get checked before a figure goes on paper.

Single-ply and built-up felt systems

Single-ply membranes suit large uninterrupted spans; high-performance built-up felt still makes sense on smaller roofs with a lot of detail. We quote the system that fits the roof rather than the one we buy cheapest.

Liquid-applied roof coatings

If the deck and the insulation underneath are still sound, the roof does not always need stripping. A liquid system goes over the existing build-up and buys a substantial extension of service life, with the building staying open throughout and very little going to landfill.

Roof surveys and condition reports

A written condition report with photographs, remaining service life and a costed repair schedule. Useful before a lease renewal, a dilapidations negotiation or a capital budget round.

Planned maintenance and gutter clearance

Very few commercial roofs fail in the middle of the sheet. They fail at an outlet nobody has looked in for four years. A twice-yearly clear and inspect is the least glamorous line in a maintenance budget and the one that prevents the largest bills.

Phased and out-of-hours works

Roofs over occupied buildings can be replaced in sections, and work can run outside trading hours where the building cannot be closed.

Work for landlords, agents and schools

Repairs and replacements across managed portfolios, with the paperwork, method statements and insurance detail that managing agents and school business managers need before they can instruct anyone.

Roofline, chimneys and flat roof systems

Fascias and soffits in uPVC

Rotten timber fascia is what lets a gutter sag and pull away. Capping over the old board hides it rather than curing it, so we take the timber off and replace it — the only version of the job that lasts.

Guttering and rainwater goods

112mm half-round and 76mm ogee to match what is already on the house, renewed with the brackets set to a proper fall. Most 'leaking gutter' calls are actually a fall problem or a failed joint, not a hole.

Chimney repairs and repointing

Stacks weather from four sides at once and are usually the oldest failing part of a roof. We repoint, rebuild above roof level, renew the flaunching and repair or replace pots. It is scaffolded work — there is no safe way to rebuild a stack while holding onto it.

Chimney flashing and lead soakers

The join between stack and roof leaks more often than the stack itself. Proper stepped flashing with soakers, chased into the joint and wedged, rather than a bead of mastic that will be back open in two winters.

Lead valleys and lead flashing

Code 4 lead for flashings and Code 5 for valleys, in lengths that allow for thermal movement. Lead that has been laid too long in one piece splits — that is a fitting fault, not a material fault.

EPDM rubber flat roofing

A single sheet of rubber with no seams across the field of the roof, which is why there is so little to go wrong. Typical manufacturer guarantees run twenty years or more, and it is our default on garages and extensions.

GRP fibreglass flat roofing

Laid wet and cured in place, so it takes complex shapes, upstands and gutter details in one piece. It is the better choice where the roof carries foot traffic or has a lot of penetrations to work around.

Flat roof skylights and lanterns

Fitting a rooflight into a flat roof is mostly about the kerb and the upstand, not the glass. Get the height and the weathering right and it never leaks; get it wrong and no amount of sealant saves it.

Dry ridge and dry verge systems

Since the 2014 revision of BS 5534, ridge and verge tiles need mechanical fixing rather than mortar alone. Dry systems clip and screw down, so they do not crack out and drop into the garden the way bedded mortar eventually does.

Roof ventilation and loft condensation

Damp in a loft is often condensation rather than a leak. Sealing an old felt roof tighter makes it worse; the fix is ventilation at eaves and ridge so moist air from the house can get out.

Roofing costs in Swindon — and how long each job takes

Roofing prices move more than most trades, because access and condition drive them as much as size does. The figures below are what we find ourselves quoting most often around Swindon and the Wiltshire towns, with scaffold already counted in where a job needs it.

JobTypical costTime on site
Slipped or cracked tiles (1–5)£150 – £400Same day
Chimney stack repointed£450 – £1,2001–2 days
Garage flat roof in EPDM£1,400 – £2,6001–2 days
Roofline — fascias, soffits and gutters£1,200 – £2,2002–3 days
New roof, 2-bed terrace£4,500 – £7,0004–7 days

Guide ranges for 2026, based on the jobs we price most often. Access, condition and spec move the figure — every job gets a free survey and a fixed price in writing before any work starts.

How a Swindon roofing job runs, step by step

Every job follows the same five stages whether it is three tiles or a warehouse roof. The difference is scale, not process.

Step 1 — Free roof survey in Swindon

We come out, get onto the roof and into the loft wherever it is safe to do so, and work out what is actually wrong rather than what is visible from the pavement. On commercial buildings the same visit covers drainage falls, upstands and how we would get plant and materials up there. Nothing is charged for and nothing is committed to at this stage.

Step 2 — Photographs and a fixed written quote

You get the pictures, and we go through them, including any that point at a repair instead of a replacement. The quote that follows is fixed and itemised, with scaffold and waste disposal already inside the figure. Where opening the roof could reveal rotten timber, the rate for putting it right is stated in advance, so a surprise on day two is a number you have already agreed.

Step 3 — Scaffold, access and scheduling

We book the scaffold, arrange any highway licence the position needs, and give you a start date we can hold rather than an optimistic one. Roofing is weather-dependent and we would rather say so than book you into a week that will not survive contact with a forecast. On commercial work we can phase the roof or work outside trading hours.

Step 4 — Stripping, repairing and re-covering

The old covering comes off, the timbers are checked while they are exposed, and the new underlay, battens and covering go on. Ridge and verge are mechanically fixed as standard. The site is made safe and swept at the end of every day rather than at the end of the job, because you still have to live or trade there while we are on the roof.

Step 5 — Sign-off, clean-up and written guarantees

We walk the job with you, take completion photographs from the scaffold before it comes down, and clear the site properly. You are left with written workmanship and manufacturer guarantees, and — because we are Swindon-based — with somebody nearby who can come back and look at anything you are unsure about later.

Who we work for across Swindon

Homeowners

The bulk of our work. Repairs, re-roofs, flat roofs and roofline on houses across Swindon and the surrounding Wiltshire towns, priced once and explained in plain terms rather than in trade shorthand.

Landlords and letting agents

Roofs on let property, where the priority is usually a fast, documented fix between tenancies. We can deal with tenants directly for access and send the paperwork straight to whoever is paying.

Commercial and industrial units

Flat roof replacement, overlay and repairs on units across the Swindon industrial estates. These are the highest-value jobs we take and the ones where the client's real cost is disruption rather than materials.

Schools and community buildings

Work on school estates, halls and churches, with method statements, insurance documentation and DBS-relevant arrangements provided before instruction rather than chased afterwards.

Builders and main contractors

Roofing packages on extensions, conversions and new build, run to somebody else's programme. We turn up when the scaffold is ready and get off it again promptly.

Homebuyers and sellers

When a purchase survey mentions the roof and then declines to explain what it means, an independent photographed report with real figures attached settles it. Buyers use them to renegotiate and sellers use them to stop a sale stalling.

Areas we cover

Swindon and roughly twenty miles around it. Highworth, Wroughton, Royal Wootton Bassett, Purton and Cricklade are day-to-day. Shrivenham, Faringdon, Marlborough and Calne take a little longer to reach and still carry no travel charge. Chippenham, Cirencester and Malmesbury complete the patch, and commercial work will travel further again where the size of the roof justifies the journey.
